1. Payment Terms

Upon agreement of the design and pricing, a formal contract will be issued. Payments are to be made in accordance with the following schedule:

1. 50% Down Payment – Required before any work begins.
2. 30% Second Payment – Due upon arrival of all building materials and workforce at the project location.
3. 20% Final Payment – Payable after the entire construction project is completed.

2. Exclusions & Additional Costs

Please note that all of our wooden houses are excluded from the following:

• Accessories
• Furniture
• Any other materials beyond our material standards

Additional charges will apply for any custom installations or materials not included in our standard package.

3. Specifications

• Beams: Nyatoh wood (Palaquium), 10×20 cm
• Walls & Ceilings: Nantu wood, cut into sheets (approx. 3 cm x 10 cm)
• Flooring: Nantu wood, 3 cm x 30 cm
• Roofing: Sakura Roof, or equivalent brand
• Mirrors: 3 mm thickness
• Hardware (doors & windows): Belleza, or equivalent brand
• Bathroom Fixtures: American Standard (closet, washbasin)

4. Durability Statement

Traditional Minahasan wooden houses have been built for over a century. Even today, you can still find original houses standing strong after more than 100 years.

To ensure longevity:

• The house exterior should be repainted every six years
• The wooden structure is built to last 50 to 70 years or more with proper care
